Google has significantly expanded its footprint in Bengaluru by securing development rights for approximately 2.6 million square feet of office space at Alembic City in Whitefield. The move reinforces the technology giant’s long-term commitment to India’s largest tech hub and marks one of the most substantial single-campus office transactions by a global firm in the country.
Details of the Lease Arrangement
The latest agreement builds upon an earlier transaction in October 2024, when Google leased around 6.5 lakh square feet within the same development. Under the new arrangement, the developer is required to reserve three additional structures exclusively for Google — the Annex Tower, Office Block Tower G, and Office Block Tower B.
The commercial terms of the lease include a 15 percent rent escalation every three years, along with a seven-month rent-free period. Market sources estimate the rental value at approximately ₹65 per square foot per month, translating into an annual rental commitment of nearly ₹153 crore. The deal also includes a three-year lock-in period, ensuring stability for both parties. Real estate advisory firm CBRE facilitated the transaction.
Strengthening Google’s India Office Portfolio
With this expansion, Google’s total office footprint in India is estimated to exceed 9 million square feet, with Bengaluru accounting for the largest share. The city has long served as the company’s primary engineering and operations base in the country.
The Alembic City lease stands out not only for its scale but also for its strategic timing, as multinational firms continue to consolidate operations into large, integrated campuses that support collaboration, innovation, and long-term growth.
Boost to Whitefield’s Commercial Real Estate Market
Whitefield, one of Bengaluru’s most established IT corridors, has witnessed renewed interest from large occupiers in recent years. Improved metro connectivity and infrastructure upgrades have strengthened its appeal as a Grade A office destination.
Google’s expanded presence at Alembic City is expected to further reinforce Whitefield’s positioning as a premium commercial micro-market. Large-scale commitments by global corporations often act as catalysts, encouraging additional leasing activity and investment in surrounding developments.
Other Major Leasing Activity Across India
Google’s office expansion strategy in India extends beyond Bengaluru. In 2025, Google IT Services India leased approximately 8.7 lakh square feet at Bagmane Capital Business Park in Bengaluru, followed by an additional 6.17 lakh square feet at Atrium Place in Gurgaon.
Earlier in February 2025, the company also renewed its leases at the First International Financial Centre located in Mumbai’s Bandra Kurla Complex — one of India’s most expensive and prestigious business districts.
These transactions collectively highlight Google’s continued confidence in India’s technology ecosystem and its long-term operational expansion plans.
Strategic Significance
The large-scale leasing activity reflects broader trends in India’s commercial real estate market, where multinational technology firms are prioritising high-quality office campuses equipped with modern amenities and strong connectivity.
By consolidating space within integrated developments like Alembic City, Google is positioning itself to support workforce expansion, foster innovation, and strengthen operational efficiency in one of its most critical global markets.
Summary
Google has secured 2.6 million square feet of office space at Alembic City in Whitefield, Bengaluru, adding to its earlier 6.5 lakh square feet lease at the same campus. The deal, valued at an estimated ₹153 crore annually, includes rent escalation clauses and a three-year lock-in period. With this expansion, Google’s total India office footprint surpasses 9 million square feet. The transaction reinforces Whitefield’s status as a leading Grade A office hub and underscores Google’s continued long-term investment in India’s technology ecosystem.
