In a notable example of private sector participation in public infrastructure, Prestige Group has formalised a long-term agreement with Bangalore Metro Rail Corporation Limited (BMRCL) to adopt and co-brand the Bellandur Metro Station in Bengaluru. The initiative underscores a growing trend of public–private collaboration aimed at upgrading urban transit infrastructure while enhancing commuter convenience.

Under the agreement, the station will be rebranded as “Prestige Bellandur Metro Station,” reflecting the developer’s strategic involvement in one of the city’s most commercially significant corridors.

Investment and Concession Framework

Through its subsidiary, Prestige Beta Projects Private Limited, the company has committed an investment of ₹115 crore, excluding GST. The partnership is structured as a 30-year concession agreement, during which Prestige will undertake station upgrades and contribute to long-term operational enhancement.

The investment will fund modernisation efforts, aesthetic improvements, and infrastructure development designed to elevate commuter experience and align the station with evolving metro standards.

Branding, Commercial Rights and Connectivity Benefits

As part of the arrangement, Prestige Group has secured exclusive naming rights for three decades. In addition, the agreement grants access to approximately 3,000 square feet of commercial space within the station premises, along with advertising rights covering 1,000 square feet.

A significant feature of the partnership includes provisions for constructing a future elevated connectivity bridge linking the metro station directly to Prestige Lakeshore Drive. This development is expected to strengthen last-mile connectivity for office-goers and residents in the surrounding business district.

By integrating transit access with commercial and residential infrastructure, the project aims to promote seamless urban mobility.

Station Modernisation and Sustainability Standards

The adoption initiative goes beyond branding. Prestige will undertake comprehensive interior upgrades, finishing enhancements, and overall station improvements aligned with internationally benchmarked metro infrastructure standards.

The modernisation plans will adhere to guidelines set by the Indian Green Building Council (IGBC), reinforcing sustainability goals. The project is designed to contribute to Bengaluru’s larger urban development agenda, which increasingly emphasises energy efficiency, environmentally responsible construction, and integrated transport ecosystems.

Importance of the Outer Ring Road Corridor

Bellandur Metro Station is situated along the 17-kilometre Outer Ring Road (ORR) Metro Corridor, connecting Silk Board to KR Puram. This stretch represents one of India’s largest office clusters and serves a substantial daily commuter base.

Given the corridor’s strategic role in connecting major IT parks and employment hubs, infrastructure enhancements at Bellandur are expected to significantly improve passenger movement and multi-modal connectivity. Strengthening facilities in this high-density business zone could also reduce traffic congestion by encouraging greater metro usage.
